Cleaning supplies ready for a scheduled common-area clean at a Lower Mainland building

Janitorial services for strata & commercial buildings

Scheduled common-area cleaning across the Lower Mainland — lobbies, corridors, elevators, amenity rooms and washrooms, plus move-in and move-out cleans. On a set schedule, with a record of what was done.

Common-area cleaning

Clean common areas are the clearest signal a building is managed

Residents and tenants judge a building by the lobby, the elevator and the corridor outside their door. Those are also the spaces nobody owns individually, which is exactly why they slide when cleaning is handled ad hoc.

We run common-area janitorial on a fixed schedule with a written task list, so the work is the same whether or not anyone is watching that week. Crews are our own staff, supervised and covered — a sick day does not mean the building goes uncleaned.

For commercial clients the same applies after hours: offices, retail common areas and amenity spaces cleaned in the evening or early morning so nothing interrupts the working day.

Scope

What a common-area clean covers

Set per building and written into the agreement. A typical strata schedule covers:

Lobbies & entries

Floors, glass, mats, door hardware and seating — the first impression, kept to the same standard every visit.

Corridors & stairwells

Vacuuming, spot cleaning, handrails, baseboards and light fixtures through the residential floors.

Elevators

Interior panels, mirrors, floors and the door tracks that collect grit and eventually cause faults.

Amenity & common rooms

Gyms, lounges, meeting and party rooms reset and cleaned between bookings.

Common washrooms

Sanitising, restocking and the detail work that gets noticed immediately when it is skipped.

Garbage & recycling rooms

Bin areas, chute rooms and the floors around them — the spaces that turn a building unpleasant fastest.

Scheduling

Daily, weekly, or after hours

Cleaning frequency should match how hard the building is used, not a package name.

Daily service

High-traffic lobbies, busy commercial sites and larger towers where common areas need attention every day.

Weekly & scheduled

Set days each week for mid-size strata complexes — the most common arrangement we run.

Move-in & move-out

Unit turnover cleans and post-move common-area touch-ups, booked as needed rather than contracted.

Questions

Janitorial FAQ

Common property: lobbies and entries, corridors, elevators and elevator tracks, stairwells, amenity and meeting rooms, common washrooms, garbage and recycling rooms, gym and lounge spaces, and parkade stairwells and landings. Individual units are not part of common-area janitorial, though we do handle move-in and move-out cleans on request.
Whatever the building actually needs — daily for a busy high-rise lobby, two or three times a week for a mid-size strata, weekly for a smaller complex. The schedule and the task list are set in the agreement, so the council can see exactly what is being done and when.
Yes. Unit turnover cleans and post-move common-area touch-ups are a regular request, and they can be booked as one-offs even if your regular janitorial is with someone else.
We do — our crews arrive with their own supplies and equipment unless the building prefers specific products, in which case we will use what you provide. Either way it is written into the agreement so there is no confusion about who is restocking what.
Yes. Office and commercial clients are usually serviced in the evening or early morning so cleaning does not interrupt the working day, and strata common areas are often done early to stay out of residents' way.
It comes down to the size of the common areas, the frequency and what is in scope. We walk the building, write the scope with the council or property manager and quote on that. Quotes are free and most requests get a response within one business day.
