Interior finishing work in progress during a renovation of a Lower Mainland building

Renovations & commercial tenant improvements

Full renovations at any size and commercial tenant improvements across the Lower Mainland — plus the painting, carpentry and general repairs that keep a building in shape between projects. Run by the company that already maintains it.

Renovations & TI

From a single unit turnover to a whole-floor fit-out

TAKL runs renovations of all sizes. Unit turnovers and kitchen and bathroom work. Lobby, corridor and amenity room refreshes that bring a dated strata back up to date. Commercial tenant improvements against a lease commencement date — demising walls, ceilings, flooring, lighting, millwork, washrooms and the trade coordination behind them.

Most of it happens in buildings that are still occupied, which is the part that separates contractors. Staged scheduling, dust and noise control, exits and elevators kept usable, notices out before anything disruptive, and work sequenced around the hours people actually live or trade in the space.

And because we are usually already in the building doing the maintenance, the renovation starts with a contractor who knows the property — the mechanical rooms, the access constraints, the council, the history of what has already been patched twice.

Scope

What we take on

Scope is defined before pricing, so a quote is a quote rather than an opening position:

Strata common areas

Lobbies, corridors, amenity and meeting rooms, hallways and entrances — the shared spaces that set what a building is worth.

Commercial tenant improvements

Demising walls, ceilings, flooring, lighting, finishes, millwork and washrooms, coordinated against the lease date.

Unit renovations & turnovers

Kitchens, bathrooms, flooring and full interior refreshes, including turnovers between tenants.

Painting, interior & exterior

Full repaints and touch-ups, common areas and building exteriors, scheduled around occupancy.

Carpentry & drywall

Framing, drywall, patching, trim and millwork — from a damaged corridor wall to a built-out suite.

General repairs & fixtures

Handyman-level work, appliance and fixture repairs, and the deferred items that quietly become a special levy.

Why us

A renovation contractor that already knows the building

Councils and property managers usually run two relationships: a maintenance company that knows the building, and a renovation contractor who does not. The second one prices the unknowns into the quote and discovers the rest halfway through.

We do both. The crew that has been in your mechanical room, parkade and corridors every week is the crew scoping the work — and our staff are trained IT specialists, so the access control, lighting, intercom and monitoring systems a renovation disturbs get reconnected and reconfigured properly rather than left for another vendor.

One contractor, one record

Scope, schedule, change orders and the maintenance history in one place — not split between companies who each saw part of it.

Fewer surprises in the walls

A contractor who already knows what has been repaired, re-run or patched in this building prices from fact rather than from contingency.

Systems put back properly

Fob readers, door controllers, lighting schedules and cameras disturbed by the work are reconfigured by people who administer them daily.

Questions

Renovations & tenant improvement FAQ

Both, and everything between. We run full renovations at any size — a single unit turnover, a lobby and corridor refresh, an amenity room rebuild, a whole-floor commercial fit-out — alongside the smaller painting and repair work that keeps a building from needing a renovation in the first place. The same office coordinates both, so a council is not managing two relationships.
A tenant improvement, or TI, is the work that turns a bare or previously occupied commercial space into something a specific tenant can operate in: demising walls, flooring, ceilings, lighting, paint and finishes, millwork, washrooms, and the coordination of mechanical and electrical trades. Landlords and tenants both come to us for it, usually against a fixed occupancy date in a lease.
Most of our renovation work is in occupied buildings, which is a different discipline from building something empty. It means staged scheduling, dust and noise control, keeping exits and elevators usable, notices to residents or tenants before anything disruptive, and work sequenced around the hours people actually live or trade in the space.
We work with the drawings and the permit process on jobs that need them, and coordinate the consultants and trades involved. For strata work we also deal with the approval layer councils face — whether a scope touches common property, what the council needs to approve, and what has to go to the owners.
From a defined scope. We walk the space, work through what is actually required against what is nice to have, and quote on that — rather than quoting low on a vague scope and recovering it through change orders. For larger projects we break the quote into stages so a council or landlord can see where the money sits.
It depends entirely on scope, permits and lead times on materials, so an honest answer needs a site visit. What we can commit to early is a realistic schedule rather than an optimistic one — a TI that overruns the lease commencement date costs the tenant far more than the construction ever did.
Yes, and it is a large share of what we do. Interior and exterior painting, drywall and carpentry, general property repairs, appliance and fixture work, and unit turnovers between tenants. Because our crews are already in the building for maintenance, small work gets picked up without a separate mobilisation charge.
