Maintained lawn and planted beds along a commercial building in the Lower Mainland

Commercial & strata landscaping in the Lower Mainland

Grounds maintenance for strata complexes and commercial properties — mowing, beds and pruning, seasonal clean-ups, pressure washing and winter snow and ice response. One crew, one schedule, one agreement.

Grounds maintenance

The first thing anyone sees is the grounds

Curb appeal is not a vanity line item for a strata. Unkempt grounds show up in realtor photos, in resale conversations and in the complaints that land on a council agenda — and overgrown beds and blocked drains turn into real damage when the rain arrives.

We maintain the grounds on a fixed schedule rather than waiting for a call: mowing and edging, pruning and bed care, leaf and debris clearing, and the hard surfaces around the building kept clean. Anything we spot that falls outside the scope — a failing irrigation head, a drain backing up, a tree limb over the walkway — gets reported rather than quietly left.

Because our exterior crews also handle pressure washing, roof and gutter cleaning and winter snow and ice removal, a property can keep one agreement and one point of contact across the whole year instead of lining up a different contractor each season.

Scope

What's covered

Scope is written per property and agreed before work starts. A typical grounds agreement includes:

Mowing & edging

Lawns cut and edged on a set rotation through the growing season, with clippings cleared from walkways and entries.

Beds, shrubs & pruning

Weeding, mulching and seasonal pruning of shrubs and hedges, keeping sightlines and walkways clear.

Leaf & debris clearing

Autumn leaf removal from lawns, beds, walkways and drains before they block and flood.

Hard surfaces

Pressure washing for walkways, entries, patios and parkade aprons — scheduled with the grounds visits, not booked separately.

Roof & gutter cleaning

Gutters and downspouts cleared ahead of the wet season, handled by the same exterior crews.

Snow & ice response

Clearing, de-icing and salting for entries, walkways and driveways through the winter months.

Through the year

A grounds schedule that follows the seasons

Lower Mainland properties need different things in February than in July. The agreement shifts with them.

Spring

Bed clean-up and mulching, first cuts, pruning, and a walk of the drains and hard surfaces after winter.

Summer

Regular mowing and edging, bed upkeep, and keeping entries and walkways presentable through the dry months.

Autumn

Leaf clearing, gutter and downspout cleaning, and getting drainage ready before the rain really starts.

Winter

Snow clearing, de-icing and salting on a response schedule, plus storm debris clean-up.

Questions

Landscaping FAQ

Yes — snow clearing, de-icing and salting are part of our exterior and seasonal work, and for most strata and commercial clients they sit in the same agreement as the summer grounds maintenance. Having one company on both means the crew already knows the site, the entrances and the problem corners before the first freeze.
Most of our clients are on a year-round agreement with the scope shifting by season — mowing and bed care through the growing months, leaf and debris clearing in autumn, snow and ice response through winter. Seasonal-only arrangements are possible, but they tend to leave gaps in the shoulder months when a property still needs attention.
It depends on the site and the season. Through the growing season a typical strata complex sees us weekly or bi-weekly; in winter, visits are scheduled plus triggered by weather. The frequency is set in the agreement so the council knows exactly what it is paying for.
We do. Walkways, entries, parkade aprons, patios and building exteriors are regular pressure-washing work for us, and roof and gutter cleaning is handled by the same exterior crews — so it can be scheduled alongside the grounds visits rather than booked separately.
Either, and often both. We take direction from whoever the building designates — a council member, the strata management company, or a commercial property manager — and report back the same way, so nobody is chasing updates.
There is no standard rate — it depends on the size of the grounds, how much planted area there is, the visit frequency and what is in scope. We walk the property, write the scope with you and quote on it. Quotes are free and most requests get a response within one business day.
